Backyard Investments That Pay Off: What Adds the Most Value in 2026

Sandy Ginn June 11, 2026

The Demand Isn’t Slowing Down

Outdoor living space has quickly shifted from a bonus feature to something buyers expect—and the data backs it up. Today, 86% of buyers say they want a patio, and 81% are looking for a back porch. Builders have taken note, with the share of new homes featuring patios increasing from 47% in 2008 to 64% in 2023.

Part of this shift comes down to how homes are evolving. As interior square footage becomes more expensive, buyers are looking outside for additional usable space. A well-designed backyard is no longer just for looks—it’s seen as an extension of the home itself.

What the Numbers Say About ROI

When it comes to return on investment, some outdoor upgrades consistently outperform others. Decks remain one of the strongest options with a 60%–90% return depending on materials and overall design.

Patios typically offer a slightly lower return, averaging around 40%–50% ROI, although some reports show combined deck and patio projects reaching closer to 70%–80%. The key difference often comes down to how integrated the space feels with the home.

Where Buyers See the Most Value

Beyond the basics, features that support entertaining and everyday living tend to stand out. Outdoor kitchens, pergolas, and defined seating or dining areas can reach roughly 80% or more ROI in the right market. Covered spaces, in particular, help extend usability across seasons, which increases perceived square footage.

Even smaller additions—like fire features, ambient lighting, and thoughtful landscaping—can make a meaningful impact. These details may not carry the same price tag, but they often create the kind of emotional appeal that drives buyer interest.

Why It Matters

What makes these upgrades so effective is how they change the way a home lives. Buyers today are prioritizing flexibility, comfort, and spaces that allow them to gather and unwind. A backyard that functions as a living room, dining area, or retreat adds value in a way that goes beyond simple square footage.

However, not every project guarantees a full return. Many improvements still come in under 100% ROI, and overly customized spaces can sometimes limit buyer appeal. The strongest results tend to come from upgrades that feel functional, broadly appealing, and in line with neighborhood expectations.

Bottom Line

Outdoor living spaces have become a core part of what buyers are looking for, and that shift is directly impacting home values. While not every upgrade will fully pay for itself, features like decks, patios, and well-designed gathering areas consistently rank among the highest-return improvements because they expand how a home can be used without the cost of major construction. More importantly, they help homes stand out—often driving more interest, stronger offers, and faster sales when done right.
