Lake Market Update: What 2025 Is Telling Us Across Northeastern Indiana

As we move through the second quarter of 2025, the lakefront real estate market across Northeastern Indiana is showing signs of change. While demand remains steady, average sale prices have come down from recent highs, and many properties are spending more time on the market. Here’s a look at current market conditions across three key counties in the region—Steuben, LaGrange, and Kosciusko.

Steuben County

Steuben County is home to more than 101 lakes, including Lake James, Clear Lake, Jimmerson Lake, Lake Gage, and Lake George. The Four Corners area remains a vibrant hub of dining, shopping, and recreation, attracting both vacationers and year-round residents from nearby Michigan and Ohio.

So far in 2025, the average sale price for lakefront homes is $664,800, with properties spending an average of 70 days on the market. Compared to the faster pace of recent years, homes are taking longer to sell, and buyers are more selective—making pricing and presentation more important than ever.

LaGrange County

With 70 lakes, including Big Long Lake, Pretty Lake, Dallas Lake, and Westler Lake, LaGrange County offers a more rural and peaceful lakeside experience. Its proximity to Fort Wayne and popular destinations like Shipshewana makes it attractive for those seeking a quiet retreat.

In the first half of 2025, the average sale price for lake homes in LaGrange County is $383,940, with an average of just 35 days on the market. The lower average price and quicker sales suggest consistent demand, particularly for well-maintained properties offering good lake access.

Kosciusko County

Kosciusko County features more than 100 lakes, including Lake Wawasee, Syracuse Lake, Tippecanoe Lake, Webster Lake, and Big Chapman Lake. The area combines larger bodies of water with lakeside towns like Syracuse that offer shopping, dining, and convenient access to Fort Wayne.

So far this year, the average lakefront home sale price is $658,776, with properties spending around 67 days on the market. The pace of sales has slowed slightly, but interest remains steady—especially around well-known lakes like Wawasee and Tippecanoe.

Bottom Line

Lake prices across Northeastern Indiana have adjusted, and homes are taking longer to sell in most areas compared to the past few years. While the market remains active, it’s no longer moving at the frenzied pace of previous seasons. Buyers are more measured, and sellers should be prepared with strong strategy and presentation to meet today's expectations.
